Concept design

designing the space…
Based on a clear and concise brief, we will work with you to develop an initial concept design that maximises the space, increasing its use and function. We take a hands-on approach, so expect an initial site meeting, example mood boards and multiple sketches, allowing our teams to develop a series of planning drawings and additional documentation to submit to the Local Authority for planning approval.

Detailed design

finalising the details…
Once planning has been approved, we delve deeper into the design, bringing on board technical experts to finalise the architectural and structural elements of the design. We utilise pioneering techniques to implement cost-effective and sustainable design solutions and submit these detailed design drawings to the Local Authority Building Control department for final approval.

Pre-Construction

before we start building…
Once the design is finalised, will will ensure that there is a fixed price contract in place, so there are no nasty cost surprises. We work with a number of Contractors, and they will be asked to price the job based on the drawings, ensuring that best value is achieved. Once the price is agreed, we will arrange a pre-start meeting with the selected Contractor on site.

Construction

starting on site…
It’s an exciting time and after all the design work, construction can begin. Every project is different, so we will meet regularly to discuss progress and up and coming decisions that need to be made. We will provide a monthly progress report, so that the project stays on track to completion.

 The most vital aspect at this stage is ensuring we make decisions around finishes at the correct time, so we will work together to ensure that all the various parts of the jigsaw come together.

Post construction

time to move in…
The time has come, after all the hard work, to move in! We will have a final project meeting on site to run though any outstanding items, prior to leaving you to your new home. We will ensure that all the paperwork is agreed, so that you have everything you need to begin living in your dream home.
