Pennard has recently acquired a 4 bed semi-detached house in Surbiton, London and will carry out a loft conversion and refurb of the existing property (through Permitted development rights) and construct an additional 5 bed house on the adjacent plot. The project is forecasted to take 18 months from acquisition to sale.

Foskett Road, Fulham, London

Pennard provided a full-scale development service for the redevelopment of a freehold 3 bed house in Fulham, creating an additional 500 sq ft of floorspace, including a side return at Ground Floor level and an additional pod room on the second floor. The project also consisted of a full refurbishment of all heating and plumbing systems, including the installation of underfloor heating throughout. The project is scheduled for completion in June 2020.

Pennard Road, Shepherd’s Bush, London

Pennard acquired and developed a Freehold upper floor maisonette in Shepherd’s Bush, creating an additional 400 sq ft of floorspace, including an extra bedroom and en-suite bathroom. The project consisted of a loft conversion and reconfiguration of the 1st floor turning a 2 bed apartment into a large open plan 3 bed apartment, which achieved a record rental income for the area. From acquisition to completion, the project took 11 months.

Danehurst Street, Fulham, London

Pennard acquired and developed a Leasehold 1st floor maisonette in Fulham, creating an additional 350 sq ft of floorspace, including an additional bedroom and en-suite bathroom, and a large south facing roof terrace. The project consisted of a loft conversion and reconfiguration of 1st floor turning a 2 bed apartment into a large open plan 3-bed apartment, which achieved a sales value in excess of £900 per sq ft. From acquisition to completion, the project took 13 months, including a period of negotiation with the freeholder.
